This award-winning WaterSmart renovation was created in response to the HOA’s desire to reduce water consumption. In ‘low-traffic’ areas, existing turf was replaced with drought tolerant shrubs and succulents. Panoramic views of the expansive valley below were celebrated with a new ‘Viewpoint Overlook’. Benches were placed at the highest point, and colorful succulents were arranged in a rainbow pattern, flanking both sides of the looping decomposed granite pathway.
Active-use turf was retained for recreational activities and special events. Mature trees and curvilinear concrete walkways were also retained. The existing irrigation system was converted to a high-performance system with a new weather-based Smart Controller, high-efficiency Rotator Heads, and Drip Emitter Tubing.
